- You travel for six months and rent your entire flat to someone else

What is not subletting:
- A family member stays temporarily and pays nothing

When You Must Get Landlord Approval

- Clarity on who pays rent and to whom
- Confirmation that the original tenant remains fully responsible for damages and unpaid rent
A clear email or WhatsApp message from your landlord covering these points gives you real protection. If a dispute reaches Rent Control, verbal agreements are almost impossible to rely on.
Tenant Risks When Subletting Without Approval
Subletting quietly may seem convenient. It is not worth the risk.
What goes wrong without proper approval:
- Breach of the tenancy agreement, giving the landlord grounds to terminate your tenancy
- Loss of your deposit if the sub-tenant causes damage
- Full liability for the sub-tenant’s actions, including unpaid utilities and noise complaints
- Complicated disputes if both you and the sub-tenant claim rights to stay
The original tenant cannot escape responsibility by blaming the sub-tenant. You remain fully liable for everything that happens in that property.
Subletting and Short-Term Rentals
Listing a rented apartment on Airbnb or any short-let platform is a form of subletting. Most standard tenancy agreements in Ghana prohibit turning a rented home into an unapproved guesthouse and require landlord consent for any commercial use of the premises.
If you want to run a short-let from a rented property, discuss it with your landlord before you list anything and get written consent. Your landlord may request a higher rent or additional rules around guest access.
How to Sublet a Room the Right Way
Step 1: Read your tenancy agreement and confirm whether subletting is allowed.
