Should You Build or Buy a House in Ghana? Costs, Risks and Checks

The build-or-buy decision in Ghana depends on your all-in budget, deadline, location, design needs and access to independent supervision. A finished house often suits firm deadlines and thin supervision. Building often suits buyers with verified land, flexible timelines and trusted oversight. Compare like for like, never a construction quote against a full house price.

Every family gathering has one uncle who says, “Buy land. Build your own.” Across the room sits a cousin whose Kasoa house took six years to finish. Neither ran the numbers side by side. This guide does.

Which five factors decide whether you build or buy?

Neither route wins by default. Five factors decide.

  • Budget: the total to reach a verified, habitable home, not the headline price.
  • Location: in Cantonments, Airport Residential, Ridge and Labone, buildable plots are scarce, so most buyers buy finished homes.
  • Deadline: a fixed school term or retirement date favours buying.
  • Design: a ground-floor bedroom for a parent or a home office favours building.
  • Supervision: a qualified, independent person on site. Living abroad raises the cost of oversight but does not decide the route alone.

Already own land? In a cash budget, the plot costs nothing new. In an economic comparison, the plot still carries a market value you tie up by building. Leave the land out and building looks cheaper than reality.

How do the two routes compare?

Consideration Buy land and build Buy a finished house
Cash flow Paid in stages Large payment at signing
Total cost Unknown until completion Known at signing, plus repairs
Time to move in Months to years Weeks to months
Design control Full Limited
Quality visibility Visible during work, if watched Finishes hide structure and wiring
Supervision High and continuous Concentrated before purchase
Remote buyers Harder Easier

Is it cheaper to build or buy a house in Ghana?

Sometimes, on a like-for-like basis, and only when the project stays near budget. Match location, floor area, specification, external works and utilities before comparing.

The 2026 context: published Greater Accra guides put standard construction at about GH₵4,200 to GH₵5,500 per square metre. The Ghana Statistical Service reports building costs rose 4.6% in the year to August 2026, with materials up 5.8%. For a line-by-line breakdown, see our guide to the cost of a 3-bedroom house in Ghana in 2026.

Illustrative example, not a quotation

A single-storey, 3-bedroom, 140 m² house with mid-range finishes in a non-prime Greater Accra suburb. Construction uses GH₵4,500 per m². Every other figure is an assumption. Conversions use Bank of Ghana interbank rates on 30 September 2026: GH₵11.7159 per US$1 and GH₵15.5376 per £1.

Cost line Build (GH₵) Buy (GH₵)
Land or purchase price 350,000 1,250,000
Title, stamp duty, registration 20,000 75,000
Survey, design, soil test, permit 56,000 0
Construction, 140 m² 630,000 0
Site prep, external works, utilities 130,000 5,000
Supervision or inspection 30,000 12,000
Repairs 0 40,000
Rent while building, 12 months 48,000 0
Contingency 79,000 30,000
Total 1,343,000 (about US$114,600) 1,412,000 (about US$120,500)

Building comes out GH₵69,000 lower, about 5%. A 10% construction overrun adds GH₵63,000. Six extra months of rent adds GH₵24,000. Together, the saving disappears. Run the same table with real quotes for your area.

Which option is easier to manage from abroad?

A finished house needs intensive oversight for a few weeks. A build needs oversight every week. These controls narrow the gap:

  • An independent lawyer, with a limited Power of Attorney for named tasks
  • A quantity surveyor who values each stage before payment
  • Bank transfers against invoices, never cash
  • Dated weekly photo and video reports
  • Inspections at foundation, roof and pre-finishing stages

Family often helps well. Give relatives a defined role and give technical sign-off to a qualified professional. Our guide to buying property in Ghana from abroad covers the remote controls in detail.

What risks should you check?

A Lands Commission search shows registered interests only. Unregistered customary claims, encroachment and defects need separate checks. Learn how to verify land and property titles in Ghana before you commit.

  • Building: seller authority, boundaries, zoning, soil, full drawings, contractor track record, payment against measured work.
  • Buying: seller authority, building permit, structural defects, unapproved extensions, occupants, utilities, estate charges.
  • Non-citizens: the Land Act 2020 (Act 1036) caps leasehold at 50 years at any one time.
  • Agents and developers: confirm a Real Estate Agency Council licence under Act 1047 before paying.
  • Permits: Assemblies target 30 to 90 days. Actual times vary. See our guide to building permits in Ghana.
  • Stamp duty: the Ghana Revenue Authority stamp duty guidance lists ad valorem rates from 0.25% to 1% of an instrument’s value. Ask your lawyer which rate applies to your transfer.

Does building in phases save money?

No. Phasing spreads payments but does not cut the total. Long pauses expose rebar and blockwork to weather and the remaining work to price rises. Phase only a complete, approved design.

Build or buy: quick checklist

  1. Have I compared equivalent locations and specifications?
  2. Do I know the all-in cost?
  3. Has a lawyer verified the title?
  4. How firm is my move-in date?
  5. Who will independently inspect or supervise?
  6. Am I free to walk away if checks fail?

Frequently asked questions

Is it cheaper to build or buy a house in Ghana?

Sometimes, if the build stays near budget. In the example above, building saved GH₵69,000, about 5%. A 10% construction overrun adds GH₵63,000, and six extra months of rent adds GH₵24,000. One overrun erases the saving, so compare real quotes like for like.

Should I build if I already own land?

Verified land strengthens the case for building. Still count the land’s market value in your comparison, because the plot carries value you tie up by building. Confirm title, access and zoning first, and get a full design and permit before any construction starts.

Is buying a finished house better for diaspora buyers?

Often, but your deadline and supervision capacity matter more than your address. A finished house needs intensive oversight for a few weeks. A build needs oversight every week. Buyers with a fixed move-in date and no trusted supervisor on site usually lean toward buying.

Can I build a house in Ghana while living abroad?

Yes, with controls in place. Use an independent lawyer with a limited Power of Attorney, a quantity surveyor who values each stage, an on-site supervisor, milestone payments by bank transfer and dated weekly photo and video reports. Book inspections at foundation, roof and pre-finishing stages.

What hidden costs should I budget for?

Budget for design, permits, soil tests, boundary walls, drainage, septic and utilities, independent supervision, rent during the build, repairs on a finished house, service charges and contingency. A contractor’s quote usually covers the building only, so add each line before you compare.

Key takeaways

  • Compare like for like, never a quote against a house price.
  • A small overrun erases most build savings.
  • A Lands Commission search is essential, not sufficient.
  • Phasing spreads cost. Phasing does not cut cost.
