Financing property in Ghana from the UK turns on five facts: savings, written borrowing terms, repayment capacity, completion status and currency exposure. Cash suits buyers with spare savings and a finished, verified home. A mortgage suits buyers with documented income who want liquid savings. A developer plan suits off-plan buyers who will meet every deadline.

Which payment option fits your situation?

No route wins for every buyer. The answer depends on what you hold today and what you will hold every month until the last payment.

Run two tests. Affordability today asks whether you hold the deposit now. Affordability over time asks whether you will cover every instalment for 18 months or 15 years as your salary and the pound move. Many diaspora buyers pass the first test and fail the second.

What are the three routes for financing property in Ghana from the UK?

Cash, a mortgage and a developer payment plan are three different contracts with different risks.

Cash: No property loan. You pay at once or in agreed completion stages.

Mortgage: A loan secured on the property, subject to the lender’s eligibility and income checks.

Developer payment plan: Contractual instalments to the seller, tied to construction milestones or fixed dates. A sale agreement, not a mortgage, regulated credit product or rent-to-own.

A Ghana mortgage comes from a Ghanaian bank, secured on the Ghana property. Borrowing against your UK home is a separate loan secured on your UK home. Moneyfacts notes standard UK mortgage products do not finance homes abroad.

How do cash, a mortgage and a developer plan compare?

Cash costs the least but locks up the most savings. A mortgage protects liquidity but adds years of repayments. A developer plan spreads payments but carries the most delivery risk.

Consideration Cash Mortgage Developer payment plan
Upfront funds Full price Deposit plus fees, per lender Deposit, per contract
Payment duration Ends at completion Years, per lender Until handover, per contract
Interest, fees, premiums No interest. Legal and transfer costs remain Interest, fees, early repayment charges Often no stated interest. Possible price premium
Eligibility checks ID and source of funds Income, credit, residency, citizenship Usually lighter
Currency exposure At purchase Ongoing if loan and income currencies differ Ongoing until handover
Liquidity after purchase Lowest Highest Medium, falling
Default consequences No loan default Penalties, possible repossession Penalties, termination, possible forfeiture
Property and delivery risks Title and seller risk remain Bank checks protect the bank, not you Highest delay risk off-plan

When does each route make sense?

When does paying cash make sense?

Cash makes sense when the purchase leaves a healthy reserve and the property is complete and verified. You avoid repayments and interest.

The cost is liquidity. Savings in a Cantonments apartment will not cover a UK redundancy. Cash also leaves title and seller risk untouched.

When does a Ghana mortgage for diaspora buyers make sense?

A mortgage makes sense when you hold documented income and want savings kept liquid. The Bank of Ghana held its policy rate at 14% on 24 September 2026, according to the Bank of Ghana September 2026 MPC press release.

Republic Bank Ghana says its fixed-rate mortgages cover resident and non-resident Ghanaians, per Graphic Online. Published diaspora products target Ghanaian citizens, so non-Ghanaian UK residents need written confirmation of eligibility.

Ownkey reported Q2 2026 ranges of 10.5% to 11.5% for dollar mortgages and 19% to 28% for cedi mortgages. These are third-party summaries, not offers. Get the rate type, fees, loan currency, total repayable and early repayment terms in writing.

When do developer payment plans in Ghana make sense?

A plan suits off-plan buyers with a steady monthly surplus. Check instalment size, deadlines, the final lump sum, the handover date and the default clause.

Interest-free does not mean cost-free. If the cash price is GHS 1,900,000 and the plan price GHS 2,000,000, the plan charges you GHS 100,000 for time.

Off-plan buyers in East Legon, Airport Residential or Tema face added exposure. Ghana has no statutory escrow for off-plan deposits, per analysis reported in February 2026.

What changes when you pay for Ghana property in pounds?

Your income arrives in pounds. Your obligation sits in cedis or dollars. Every exchange-rate move changes your pound cost.

  • Currency. The Foreign Exchange Act, 2006 (Act 723) bars local pricing or payment in foreign currency without Bank of Ghana approval. Many listings still quote dollars. Ask your lawyer how your contract handles currency.
  • Transfer costs. Compare total pounds debited, including fees and conversion margin.
  • Documents. Expect ID, proof of income and source-of-funds evidence. Our guide on buying property in Ghana from abroad lists each document.
  • Price changes. Watch for escalation clauses.
  • UK home risk. Remortgaging puts your UK home behind the Ghana purchase.
  • Tax and title. UK tax residents declare overseas rental income to HMRC. Non-citizens hold leases of up to 50 years under the Land Act, 2020. Take professional advice.

How do the three routes compare on one property?

Hypothetical example. Not a lender offer or developer quotation.

Property: Accra apartment, priced at GHS 2,000,000.

Cash: GHS 2,000,000 at completion, after title checks.

Mortgage: 30% deposit (GHS 600,000). Loan of GHS 1,400,000 at an assumed 22% fixed rate over 15 years. Assumed 1% arrangement fee (GHS 14,000). Monthly repayment: GHS 26,681. Total payable: GHS 5,416,505.

Developer plan: 20% deposit (GHS 400,000), 18 monthly instalments of GHS 50,000, and a final GHS 700,000 at handover. Total payable: GHS 2,000,000.

Excludes: Stamp duty, legal and registration fees, transfer costs, exchange-rate moves and insurance.

Cash needs GHS 2,000,000 now. The mortgage needs GHS 614,000 upfront and costs over double the price across 15 years. The plan needs a GHS 700,000 lump sum at handover. Know where the lump sum comes from before you sign.

What should you check before paying?

Financing approval does not replace independent due diligence. Work through a full property due diligence checklist for Ghana, and before any payment, confirm:

  • An independent title search at the Lands Commission and seller identity checks. Our guide to verifying land titles in Ghana covers each step.
  • Written financing or payment terms
  • A full cost schedule
  • A verified payment recipient, confirmed by phone with your lawyer
  • Default, refund and cancellation clauses
  • Handover and registration arrangements
  • A cash reserve for surprises

Frequently asked questions

What is the cheapest route for financing property in Ghana from the UK?

Cash costs the least in total, but locks up the most savings. In the worked example, the mortgage costs more than double the price over 15 years. A developer plan often carries no stated interest, but a plan price above the cash price is a charge for time.

Can a UK resident get a mortgage for property in Ghana?

Some Ghanaian banks offer diaspora mortgages to Ghanaians abroad with documented foreign income. Republic Bank Ghana says its fixed-rate mortgages cover resident and non-resident Ghanaians. Non-citizen eligibility varies by lender, so get written confirmation. Approval depends on income, deposit and title quality.

Is a developer payment plan cheaper than a mortgage?

Often, on total cost, because most plans carry no stated interest. In the worked example, the plan totals GHS 2,000,000 and the mortgage totals GHS 5,416,505. Compare the plan price with the cash price, and check the final lump sum and default penalties.

Should I convert all my pounds before buying?

Not by default. Converting early fixes your cost but leaves funds idle before a contract exists. Every exchange-rate move changes your pound cost, so match conversion timing to the payment schedule in your contract. Compare total pounds debited, including fees, and take professional advice.

Does paying cash make the purchase safer?

No. Cash removes loan risk, not title, seller or construction risk. A cash buyer still needs a Lands Commission search, a verified seller, a lawyer-reviewed contract and a payment recipient confirmed by phone with a lawyer before any money leaves the account.
